Taking and Uploading Photos

Taking photos of your property

The photos you provide will be the first look inside the home for most potential buyers. Before taking any photos, please view some information about preparing your home. Next, grab your digital camera! You don't need to have a fancy camera to take great photos. We are going to review some tips to help you capture all the essentials.

If you don't have a digital camera, a good smartphone may do the job. We have many customers who successfully take their property photos using an iPhone 4 or later.

General Photo Tips:

  • Don't tilt your camera! Keep all photos in landscape mode, so the camera is horizontal and the resulting photos are in the 4:3 aspect ratio. Avoid any panoramic photos. 
  • Don't crop your photos. Usually it ends up making them look worse, since the aspect ratio will change.
  • Less is sometimes more. If an area of your home is unattractive, the carpet is stained, etc. you should probably omit the picture. Photos are to get someone into your home, so you don't want to turn them off. Besides, many defects look a lot worse in photo than in person.

Ready to get started? Here are the key photos you should take, in order of priority:

  • Front View / Street View
  • Kitchen
  • Living Room
  • Dining Room
  • Family Room or other living areas
  • Master Bedroom
  • Master Bathroom
  • Patio/Deck
  • Backyard
  • Other Bedroom(s)
  • Other Bathroom(s)
  • Basement

As previously stated, don't just take photos to meet the MLS maximum. If there is nothing significant to show in a bedroom or bathroom, you don't need to provide a photograph.

Uploading Photos

Once you have taken the photos you want to use, save them to your computer where you'll be able to find them. You don't need to resize the photos before uploading them to our website, but it will certainly make the upload process go faster! Our site will automatically resize them to 1024x768 if you have not already done so.

First, click the Browse button next to Photo File. This will open a window and allow you to find the file on your computer. Browse to the location that you saved the files from your camera and choose the first photo, usually the Exterior Front view.

Next, enter a Photo Number. This is the sort order of the photo. If your are uploading the first photo, enter the number 1. Then, increment this number as you add the additional photos. Once you have entered the photo number, press the Upload Photo button.

Remember: You must press the Upload Photo button for each photo. They will be uploaded one at a time. Once your photo has uploaded, you will see a small thumbnail appear to the left.  See below.


At this point, you can continue to the next photo by browsing in the photo box below the uploaded photo. Or, to change the sort order of the first photo, you can modify the Photo Number and press the Update Sort Number button. To delete a previously uploaded photo, press the Delete Photo button.

When you are finished uploading and sorting your photos, press the link titled "Finished Uploading? Click Here to continue to next step". You will then be taken to electronically sign your legal forms.
