PRICING YOUR HOME (PART 2)
 

*The market speaks to you when you have maximum exposure to the marketplace using the MLS (multiple listing service) 

*To listen to the market, judge your activity level.  If you are not getting any activity (phone calls/showings), you need to look at your price.  If you overprice it, it will sit on the market. 

*Very few underprice their homes, if you do you might see an offer or multiple offers the same day you list. 

 *If you don't think price matters, please see the 3 year ongoing follow up study below, the numbers speak for themselves....and they hurt.

FORMS AND PAPERWORK
 

*We have all the forms and paperwork available for FREE download in your back office.  These are the same fill in the blank forms from our local association of Realtors. 

*We don't recommend you get too ocrazy with the forms, keep it simple but make sure you make your contract "subject to attorney approval."  Attorneys can really clean it up and keep you out of trouble.

*Before you fill out the Property Condition Disclosure, please talk to your Attorney, ask about your liabilty and if you might be better off giving the $500 credit at closing. 




 



CONTRACT TO CLOSING
 

 

Just because you have a signed offer doesn't mean your house is sold.  You still have to get to the closing table.

Keep track of your buyers contingencies, it is easy !  

Do not give the Keys to your new buyer.  Give them to your closing attorney who will give them to the buyer after they sign on the dotted line.
